It is the question we hear more than any other: "Should I spend my marketing money on ads, or on text messages?"
It sounds like a choice between two tools that do the same job. They don't. Ads and SMS solve two different problems, and most businesses lose money because they use one to do the other's work. This post shows where the money really goes, and how to decide.
The problem: ads rent attention, they don't keep it
Paid ads (Google, Facebook, Instagram) put you in front of people who have never heard of you. That is their real strength. But look at what a typical budget buys.
Using recent median benchmarks for real estate advertisers in the U.S.:
- Search ads cost about $3.22 per click and about $102 per lead. So $1,000 buys roughly 310 clicks and about 10 leads.
- Facebook lead ads cost about $16.61 per lead. So $1,000 buys roughly 60 form-fills.
Three things hurt here:
- Most clicks leave. Out of about 310 people who clicked, roughly 300 never become a lead. You paid for every one of them.
- The flow stops when the money stops. Ads work like a switch. The day your budget runs out, new leads stop too. Nothing builds up.
- Cheap leads go cold fast. A Facebook form-fill is quick to get and quick to forget. If nobody follows up within minutes, many of those people won't remember filling it in.
So the honest answer is not "ads are bad". It is: ads are good at finding people, and weak at turning them into conversations. That second job is where most of the money is lost.
The solution: SMS works the leads you already own
Every business already has a list: past enquiries, old leads that went quiet, sellers who said "not now", people who filled in an ad form last month. That list is the most valuable thing you own, and it costs nothing to bid on.
Text messages are made for that list:
- No auction. You are not bidding against other advertisers for the same person's attention. You pay per message you send, not per click someone may or may not make.
- A text feels personal. It lands in the same inbox as messages from friends and family, so people read it and reply in a way they rarely do with an ad.
- It builds up. Anyone who doesn't reply today (and hasn't opted out) is still on your list for the next follow-up. Your list gets more valuable over time instead of disappearing when the budget ends.
- Speed is built in. With an AI agent answering replies, a lead who texts back at 11 PM gets an answer in seconds, not the next morning.
Ads vs SMS at a glance
| Paid ads | SMS | |
|---|---|---|
| Best at | Finding new people | Turning known people into conversations |
| You pay for | Clicks or views, in an auction | Messages you choose to send |
| When you stop paying | New leads stop | Your list is still yours |
| Speed of response | Depends on someone following up | Instant, with an AI agent |
| Main risk | Paying for clicks that never convert | Texting without permission (see rules below) |
So which one should you choose?
Usually both, in the right order:
- Start with the list you already have. Before you spend a dollar on ads, text your old leads. It is the cheapest money you will ever make, because you already paid to get those people once.
- Use ads only to fill the top of the list. Treat every ad lead as a phone number to add to your list, not as a sale.
- Text every new ad lead within minutes. This is where ad money is saved or wasted. A fast, personal text turns a forgotten form-fill into a real conversation.
- Keep following up. People who said "not now" six months ago may be ready today. A short check-in text costs little and keeps you first in line.
If your budget is small, put it into SMS first. If your list is empty, you need some ads (or other lead sources) to start it, and SMS to make sure those leads don't go to waste.
The rules: text the right way
SMS only works if carriers deliver your messages and people trust them. In the U.S. that means:
- Have permission to text the people on your list, and keep a record of it.
- Register your number for 10DLC so carriers know who is sending and don't filter your messages.
- Make opting out easy. Anyone who replies STOP must stop getting messages, every time.
- Text at sensible hours and keep messages short, clear and honest about who you are.
Rules can differ by state, so check what applies to your business. This is general information, not legal advice.

Ad cost figures are median benchmarks for U.S. real estate advertisers: search ads from LocalIQ (April 2025 to March 2026) and Facebook lead ads from WordStream (April 2024 to June 2025). Your own costs will depend on your market, offer and targeting.
